Our multi-disciplinary practice represents a variety of clients involved in the development, acquisition, sale and leasing of e-commerce centers, distribution centers, warehouses as well as industrial and manufacturing projects. In total, we have provided legal services culminating in the approvals and/or development of over 12.5 million square feet of building space for these projects. Our work in this sector is unmatched in New York State and continues to grow.

Our Real Estate Development, Zoning and Land Use attorneys have worked on some of the largest distribution centers as well as industrial and manufacturing projects in the Hudson Valley, Capital District and throughout New York State. We work with many Fortune 100 companies and national industrial developers. We pride ourselves on our creative ability to handle any legal issue that may arise during the transactional, entitlement or financing processes for these projects. We also pride ourselves on securing quick turnarounds in these processes.   Specifically, we provide the following legal services:

  • Obtaining land-use and environmental approvals necessary to construct, occupy and operate distribution centers, warehouses and industrial projects;
  • Providing comprehensive real estate transactional services related to purchasing, selling and leasing project sites including detailed due diligence reviews, title reviews, negotiating purchase and sale agreements, leases, easements, developer’s agreements, sewer and water agreements, stormwater agreements, etc.; and
  • Obtaining economic benefits and financial incentives from State, County and local economic development agencies for such projects.

  • 900,000+/- sf distribution center for Matrix Development Group in Newburgh, New York.  The center is being used as Tesla’s east coast distribution hub. 
  • 1 million sf distribution center for Bluewater Industrial Partners in Montgomery, New York. The center is being used by Amazon.
  • 1 million sf distribution center for Scannell Properties in the Town of Schodack, New York. The center is being used by Amazon.
  • 1 million sf distribution center for Tractor Supply in the Town of Frankfort, New York. The center serves Tractor Supply’s stores in the Northeast.
  • 1 million+ sf industrial park to consist of multiple buildings for RDM Development Group in the Town of Wawayanda, New York.
  • 1 million+ sf industrial park to consist of multiple buildings for RDM Development Group in the Town of Montgomery, New York. 
  • 900,000+/- sf distribution center for Scannell Properties in the Town of Wawayanda, New York. The center is leased to a beverage distributor.
  • 900,000+/- sf distribution center for Scannell Properties in the Town of Wawayanda, New York.
  • 630,000 sf distribution center for Bluewater Industrial Partners in the Town of East Fishkill, New York.  The center involved the redevelopment of the former IBM East Fishkill Campus. The center is being used by Amazon. 
  • 600,000+/- sf distribution center for Matrix Development Group in Newburgh, New York across the street from Stewart International Airport. The center is used by AmerisourceBergen and Amscan. 
  • 600,000+/- sf distribution center for Matrix Development Group in Newburgh, New York across the street from Stewart International Airport.
  • 530,000 sf distribution center for Bluewater Industrial Partners in the Town of East Fishkill, New York.  The center involved the redevelopment of the former IBM East Fishkill Campus. The center is being used by Stellantis.
  • 300,000+/- sf warehouse for RDM Group with the potential for multiple tenants along Route 17M in the Town of Goshen, New York. 
  • 300,000+/- sf warehouse for RDM Group with the potential for multiple tenants in the Town of Wallkill, New York. 
  • Two warehouses totaling 340,000 sf in the Town of Hamptonburgh, New York for RDM Group. 
  • 200,000+/- sf R&D facility for Matrix Development Group in Newburgh, New York. The facility was leased to Walgreens.
  • Substantial expansion of an existing distribution center for Price Chopper Supermarkets in the Town of Rotterdam, New York.
  • Large regional distribution center for a national plumbing and fixture supply company located in the Town of New Baltimore, New York.
  • Legal services for over a dozen other warehouse projects in the State ranging in size from 150,000 sf to 400,000 sf to be used by various companies including Amazon (AMZL) and Home Depot, to name a few.
