Firm Attorneys Have Secured the Land Use Approvals for New Distribution and Logistics Facilities Worth Billions of Dollars

The rapid growth in e-commerce and logistics has transformed global trade and the way people live, work and shop in the 21st century. Our lawyers are on the front lines of this global revolution and have secured land use and environmental entitlements and approvals for approximately 20 million square feet of distribution and logistics space across New York State. These projects represent some of the largest and most advanced e-commerce and logistics facilities in the State and the East Coast. 

Our Projects

In 2025 alone, our attorneys secured the entitlements and approvals for two massive Amazon logistics facilities, each containing 3.2 million square feet of space. The first facility will be located in the Town of Florida in the Mohawk Valley just west of Albany’s Capital Region. The second facility will be located in the Town of Wawayanda in the lower Hudson Valley. These facilities will be some of the largest logistics buildings in North America with a combined cost of over a billion dollars. Each will use advanced robotics and AI systems and are slated to be critical components of the user’s distribution network on the East Coast. They are anticipated to create thousands of new jobs and tens of millions of dollars in new tax revenue for local communities and New York State.

In addition to these massive projects, our attorneys have worked extensively on approvals and development of about 13 million square feet of distribution space for dozens of projects for Fortune 500 companies, including Tesla, Home Depot, Amazon, FedEx and AmerisourceBergen (Cencora), among others, and many national industrial developers. These projects are also valued at over a billion dollars.

Our Services and Approach

Our work on logistics projects often includes the following, among other things:

• Obtaining land use and environmental approvals necessary to construct, occupy and operate various projects.

• Providing comprehensive real estate transactional services related to purchasing, selling and leasing project sites including detailed due diligence reviews, title reviews, negotiating purchase and sale agreements, leases, easements, developers agreements, sewer and water agreements, and stormwater agreements, to name few.

• Obtaining economic benefits and financial incentives from state, county and local economic development agencies for such projects.

We use a team approach to the complex and complicated legal issues routinely involved in these projects. Depending on the project, our team consists of lawyers with an expertise in land use law, SEQRA, other environmental law, real estate transactions, tax law, municipal law and financing, to name a few. This team approach allows our lawyers to help our clients bring these massive projects to fruition as quickly and expeditiously as possible. The team approach also gives us the unique ability to work on as many as 50 different logistics projects at once with successful results.
